What is South Creek?
Founded in 2017 by Managing Partner, Charlie Heritage, South Creek Development (“South Creek”) serves families and seniors in Georgia, Virginia, and the Carolinas who live on moderate or fixed incomes. The South Creek partners leverage their vast knowledge of Low Income Housing Tax Credits (LIHTC) as well as grants and subsidies from federal, state, and local municipalities to secure financing for developments and to provide safe, secure, and affordable housing of the highest quality.

South Creek Development is a real estate development company that operates in conjunction with our strategic financial operating partner, Hill Tide Partners, to develop affordable housing communities. Charlie and Andy leverage their combined experience of more than 40 years in the Real Estate development industry.
South Creek Development focuses on building relationships with partners across the industry from general contractors, architects, engineers, and much more. South Creek also works closely with our financial partners from land control and development concept through lease-up and beyond to ensure a seamless development process.
